What is a home inspection?
A Home Inspection is a non-invasive visual examination of a residential dwelling, performed for a fee, which is designed to identify observed material defects within specific components of said dwelling. Components may include any combination of mechanical, structural, electrical, plumbing, or other essential systems or portions of the home, as identified and agreed to by the Client and Inspector, prior to the inspection process.
A Home Inspection is intended to assist in evaluation of the overall condition of the dwelling. The inspection is based on observation of the visible and apparent condition of the structure and its components on the date of the inspection and not the prediction of future conditions.
A home inspection will not reveal every concern that exists or ever could exist, but only those material defects observed on the day of the inspection.
A Material Defect is a condition of a residential real property or any portion of it that would have a significant adverse impact on the value of the real property or that involves an unreasonable risk to people on the property. The fact that a structural element, system or subsystem is near, at or beyond the end of the normal useful life of such a structural element, system or subsystem is not by itself a material defect.
An Inspection report shall describe and identify in written format the inspected systems, structures, and components of the dwelling and shall identify material defects observed. Inspection reports may contain recommendations regarding conditions reported or recommendations for correction, monitoring or further evaluation by professionals, but this is not required.


Do I have to have a home inspection?

No you don’t at this time, but buying a home will be one of the biggest purchases you will ever make. Is it really worth the risk of buying a property with out being informed of the condition? With out a home inspection you could leave the door open to that dream home becoming a money pit. The decision is yours to make, saving a few hundred dollars by not getting a home inspection or spending a few hundred dollars for peace of mind.

What are the benefits of a home inspection?

The benefit of a home inspection for a buyer or seller is the opportunity they will have to familiarize themselves with the condition of the home; Roof, Plumbing, switches, heating and cooling systems, Electrical breaker panels, are all information that will be found in a comprehensive home inspection.

Can my house fail the inspection?
No a house cannot fail all defects and concerns can be corrected.
It is the Home Inspectors job to point out what was found during your inspection there are no perfect homes. It is my job to report to you my findings; A Home inspection is just one part of a home purchase which is often over looked but could be the most important part of your purchase.

Is there anything I do to prepare for my inspection?

Yes make sure l clutteall utilities are on and that we have access to the home keys for locks or codes if any. Move alr from under all sinks and basins if any.
Make sure there is easy access to Electric panels, electric outlets and switches plumbing fixtures, pipes drains and water supplies, and vents. Make sure all breakers on and pilot lights are lit.


Can I be present when you do my inspection?

Yes Absolutely! In fact it is encouraged for you to be present and if you like to follow us around as we perform your inspection. Remember we work for YOU we are there to answer any concern you may have on your property and with us  South west Home Inspections LLC. Your safety & concerns are paramount.

Do home inspectors find every problem?
A Home Inspection is a non-invasive visual examination of the property, components and systems. A home inspection does not include dismantling, disturbing, damaging or removing components. A home Inspection is not invasive and will not damage any part of the examined property.

What kind of report will I receive?
You will receive a computer generated report with digitized photos a list of  any defects or concerns and a complete summary of my findings of your property.

Who should pay for defects my Inspector finds?

That  is between you and the seller your real estate agent will be able to guide you on this matter. We are here just to report to you our findings.

How much time does a home inspection take?

Most home inspections take around 3 to 3  1/2 hours , there are also other factors size of property and types it could take less or more time to complete the home inspection.

How much does a home inspection cost?

There are a lot of factors in to determine cost  of  your inspection such as but not limited to.
Type of Inspection requested
Size of property to be inspected
Age of property to be inspected.
Distance of travel to and from inspection,There is  No extra travel charge if in our service area.
Is the inspection property a residence House, Mobile Home, Condo or Multi family units such as Apartments, duplex property or commercial .
