Those looking to buy a foreclosed home you should think about a home inspection as a priority on your checklist for your own protection and peace of mind. When buying a bank owned property most are sold as is but don’t just assume that you don’t need it Inspected or that the bank will not do any repairs. Most homes have minor defects that can be easily fixed which will not impact the sale. Most cases it is a problem with Maintenance or lack of. The property may just need a fresh coat of paint or a simple window screen repair, or dirty HVAC filters these will not cost much to replace or repair. These are relativity minor fixes or Cosmetic, in most cases with minor defects you are on your own. Then there is the Major Defects such as structural failures; safety hazards, major electrical problems, Mold or Moisture issues or the property may have termite infestation. These are the things the Bank should fix or the seller if not a foreclosed property. These are issues that would be caught by a properly train home inspector. In most cases the average purchaser would not catch. In the long run you the Buyer then would be stuck with costly repairs. A home a Bank owned foreclosed home or not! Should be inspected it is in most cases this is biggest purchase Investment you will ever make. The sellers are under no obligation to repair everything but keep this in mind it is better to informed and keep everything in perspective when making that any major purchase.
