Certified Home Inspection

Maintenance inspection
Periodic Maintenance Inspections are scheduled every two years, to protect your biggest investment the health and safety of you and your family and to protect your home. All structures will need maintenance of some kind, so Periodic Maintenance Inspections are necessary in order to assure the integrity of your home. While performing your maintenance inspection I will also evaluate your home from top to bottom and by inspecting main building components that could affect your family and your home before they become issues. Thru due Diligence your property can be maintained at safe worry free standards. Periodic Maintenance Inspections can help you avoid situations that can contribute to a decrease in your home’s value, costing Thousands of dollars down the road if not detected in time. Some of these items can pose a health treat to you and your family if not identified before they become a Major issue. Included in your inspection we will identify possible areas of concern related to Moisture, WDO Wood Destroying Organism (insects) Structural defects & possible saftey issues. All Periodic Maintenance Reports are preformed to the highest standards. You will receive a computer generated report with photos listing any defects found during the inspection.
Component Inspection
Component Inspections or a four-point Inspection which are the same is often required when obtaining a new homeowners insurance policy or renewing an existing policy. Often this inspection is also used when a buyer is not concerned with the (or) can inspect the other aspects of the structure on there own. Such as but not limited to Floor covering, windows, door, appliances & cosmetic items. This component or 4-point inspection includes a limited visual evaluation of the following four systems:
* HVAC (Heating, Ventilation and Air Conditioning)
* Electrical wiring and panels
* Plumbing connections and fixtures
* Roof
The focus of the inspection is to determine the approximate age, components, and general condition of these systems. Note: this type of inspection should not be confused with a General home Inspection which is more in depth comprehensive in regards to both detail and scope of Inspection.
Warranty Inspections
A Home warranty inspection is performed prior to the 1-year expiration date of your home warranty, When you purchased your home (Only good If you have a active warranty, you may have received a home Warranty at time of Purchase) . A warranty inspection is used to uncover any part of the structure or components covered under your warranty that has become or will be a issue down the road. (Please read your home warranty to see what is and what is not covered) benefits of your home warranty to assure that necessary repairs covered under your Home warranty are executed, You will have a report that will state any necessary repairs that will need to be addressed, My Inspection will evaluate the condition of covered items throughout the home.
Manufactured Home Foundation Certifications
If you are selling or buying a manufactured home, then most likely a foundation certification will be required. For all FHA and VA loans, an engineer's foundation certification is required that states that the home is placed on a permanent foundation that complies with the "HUD Permanent Foundation Guide for Manufactured Homes", dated 1996 by the US Department of Housing and Urban Development (HUD).
